You know that as a landlord you have a duty of care to your tenants, and one way to demonstrate due diligence is through a commercial Electrical Installation Condition Report (EICR) inspection.

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private rented properties must comply with mandatory electrical safety checks at least once every five years. Landlords have a responsibility to hire a qualified electrician to ensure all electrical fixtures are in satisfactory condition.

We’re experienced in five-year electrical testing for landlords in the Leicestershire area and on conducting a thorough check of your property, we’ll issue you with an EICR certificate, which will detail any observed damage, deterioration, defects, dangerous conditions and non-compliance issues with the present-day safety standard which might give rise to danger.

Your liability for failure to ensure the safety of all equipment can lead to:

  • A maximum fine of £5,000 for each item that does not comply
  • A maximum of 6 months’ prison sentence
  • Potential manslaughter charges if a death is caused
  • Your tenant can also sue for civil damages
  • You may find your property insurance is invalidated

For peace of mind that you’re fulfilling your duty of care and are in compliance, paying for an EICR certificate from a qualified local electrician is a wise investment.

The Electricity Safety Council recommends in its latest guidance for rented properties that periodic inspections or tests by a qualified electrician are carried out at least every five years or on a change of tenancy.

The Electrical Safety Council Guide says that where a change of tenancy occurs within a short period (for example, no more than six months) a full inspection or test may not always be required. However, it’s imperative that a landlord’s representative carries out a visual electrical safety inspection prior to reletting.
